Each home staged had very little to no working budget. Supplies and decor items were either found in the clients home, but were utilized in a different place or purchased at discount stores.

Master Bedroom - Before
Creating a wall paper headboard and painting the furniture added warmth, we kept the existing bed and bedding.

Now the room appears larger which highlights one of the homes assests.

The exsisting furniture was out of date and the walls were bare.

Painting the furniture gives the room a provincial chic look and the large mirror helps balance the room, with the large headboard on the opposite side.

Bedroom - Before
There were too many large pieces of furniture in the room. Remove a few to make the room appear larger.

Adding bedding creates a warmer focal point, and removing the canapy makes the room appear larger.

This was a dark and messy room that does not showcase the full potential.

After the client decided they were not moving we re-did the room again, in a color palet and theme that suited the clients specific tastes. This time we painted the furniture, bought new curtains, replaced the carpet, and painted the walls, one wall darker than the rest for added drama.

An oversized chair, lamp and ladder shelf creates a great corner for reading.
Tween Bedroom- Before
The room was large and had plenty of natural lighting allowing us to play with bright colors.

With the wide colorful plaid and flower textiles country is given a whole new meaning! To personalize the room, wall art could be added over the bed.

Removing the toys and small scale furniture made room for practical statement pieces.

Any teenage girl would love to curl up and read in this overstuffed chair.

The style of the armoire is now more blended and even though it is a large piece, the room still feels roomy because of de-cluttering

Home Office - Before
Appears small with no real work station, remove un-needed furniture and de-clutter, choosing a few pieces to showcase.

Roll top desks are a great solution for working spaces in public areas of the home, so they can store most of the clutter.

There was no where for the eye to rest, and this was not viewed by the buyer as the bonus feature it truly is!

Stoney Creek Home- Before
For this home i used NO budget! Everything was utilized from the home and lots of de-cluttering. My first suggestion was to paint the whole interior, which they did not do - but the results were still great!

Paint the front doors and garage doors black, as well as remove the storm doors for a more modern look. Clean up the yard, add fresh soil in garden and add planters near the front.

Removing the furniture in the entry way makes the hall appear larger, remove the long runners and remove clutter from walls, opens up the space.
Kitchen-Before
After
Remove carpet (you should never have carpet in a kitchen), remove all clutter from walls and small furniture. Remove pictures from fridge and cupboards. Remove everything off counter tops except small decor items, to make the counters appear larger.
Family Room - Before

Remove large tv unit and allow for the fire place to become the focal point. Remove area rug (carpet on carpet always looks like the home owners are trying to hide something).

Remove side buffet, and extra seating to make the room appear larger. Lots of de-cluttering and re-arranging the furniture created this look.
Living Room -Before

Remove extra cushions, dolls, and pictures. Rearrange furniture and open curtains. I would also suggest removing the frilled curtain topper for a more modern look.
Dining Room -Before

Open curtains, place dinning table centered under the light, remove photos from the walls. Remove table cloth and add center piece.
Girls Room-Before

Remove clutter from the corners, place small dresser as side table. Add art behind the bed to create a focal point.
Boys Room-Before

New bedding (taken from closet), clearing out the extra unused furniture to make the room appear larger and adding art behind the bed for a focal point completed this room.
Basement-Before

Clear out evidence of a pet (litter box & food), give the space a purpose -by adding a tv unit and sofa, the room is now another tv area and possible play area for children.

I wasn't able to get a before shot but the after was so amazing i had to include it. We used a shower curtain as drape over the window and the matching towels to create a theme on a budget.

The steps leading up to the house were old and falling apart, the front porch was in need of a lot of repair as was the front garden.

The drive way was paved, the steps and porch received a face lift with stone pebbled cement and a large colorful vase was added as a front focal point.

It was cluttered and there was no defined purpose.

Now it is clean and inviting, the baskets can store mail, or winter hats.

There needed to be a transition and flow into the kitchen.

The vertical flooring and long mirror bring the buyer toward the kitchen and make the home appear larger as there is no obstruction to the view.

This kitchen was very dated. I suggested the peel and stick tile used on the floor, i chose the new back splash, the wall color, the counters, and the cabinet handles. They were going to tear apart the cabinets, but i suggested they frame them and paint them out - which they did and it looks great.

I did not have the time to stage the picture before hand, but i think the difference speaks for itself.

This was the color on the walls before, remove the table and add a butchers block with a hanging pot rack which is a great use for this spot.
Kitchen After
New stainless steel appliances bring this kitchen into the 2000's and the peel and stick went right over the existing floor - fast, cheap and perfect results!
Living Room Before
There was too much bulky furniture and no focal point, it also needed to be de-cluttered. Under the carpets we discovered hardwood that we had re-stained and saved the home buyers a lot of money.

There is now an assigned seating area and a focal point, the matching curtains and new stained hardwood creates flow through the main floor.
Dining Room Before
The table was hidden beneath clutter and piles that had started, I suggested de-cluttering, adding a new fixture as a focal point and creating a space to entertain.

Centering the table beneath the light and adding a mirror to make the room appear larger now gives the buyer a place to imagine themselves in.
Bedroom #1 Before
This was clearly a boys bedroom, but if your selling you want every room to appear gender neutral.

Staining the floors the same color as the rest of the house, adding modern tab curtains, and giving this room a new function, such as a home office gives home buyers something to think about.
Bedroom #2 Before
This space was not utilized to its fullest, moving the work out equipment to the basement and turning this room into an additional bedroom paid off more for the home buyers.
Bedroom #2 After
Paint, a simple tab curtain, a blow up mattress and matching bedding as added new life to this room with little effort.
Master Bedroom Before
With a faux finish gone wrong on the walls and ceiling, this room needed paint, new lighting and a focal point to start.
Master Bedroom After
Now this room allows for potential buyers to imagine themselves waking up here. The paint is calming, the headboard acts as a focal point and the newly stained floor update the look. I would suggest a larger, more modern headboard and side tables, but the current home owners wanted to save money and use their existing furniture - but this room is such a vast improvement, it still works.
Bathroom Before
As the only bathroom on the main floor-it had to wow potential buyers. They were going to tear down the wood, because it is dated, but i suggested painting it.
Bathroom After
Adding thicker, more modern trim around the windows, painting the walls, inserting a glass door instead of a curtain, replacing the sink and faucet all make this room transformation amazing!
Basement Hall Before
The was an unfinished mess with no purpose, a bonus space that was not utilized.

A drop ceiling was added, bookshelves and lots of lighting, so this space can be a reading area/library for future buyers.

This room was not utilized as the fully finished bonus family space it could be.

As a tv area, this room now has a purpose, as a hang out spot for the kids. Staging a few pieces of furniture that did not fit in the living room is a great way to make two rooms look better and keep the costs down.
Spare Bedroom Before
The room needed walls, new carpet, a drop ceiling and a lot of staging to be able to see the potential spare bedroom it could be.
